How to apply for Pagibig Housing Loan

No matter how prepared they are to live independently or how much they want to have their own house and lot, many Filipinos still struggle to find financial assistance or allocate their home investment funds.

When properly handled, a loan may be the most powerful platform for realizing our ambitions. Getting a house loan is an excellent way to achieve a significant life goal, such as owning a home that, in return, helps a lot of individuals in achieving their lifelong dream.
Although some of us, on the other hand, have enough budget to purchase a house outright without the need for a loan, they still think of future expenditures when buying a new property, such as renovations and remodeling.
To avoid taking on debt, they are often faced with the question of whether or not they should use all of their money to buy a home. Answering this question could be tricky as we must always leave resources for prospective upkeep.
Here in the Philippines, you can easily find a perfect solution for your housing investment through pag ibig fund. You have to be an active member of this institution with at least 24 monthly savings and not more than 65 years old before your application for a pag ibig housing loan.
Once you have met all the necessary qualifications, you can now apply for a pag ibig housing loan by following these easy steps:
Step 1. Checklist of Requirements
For the standard documents, you would need to prepare the following:
- Birth Certificate (if single) and CENOMAR (if you are a single parent)
- Photocopy of marriage certificate (if married)
- Two (2) pcs. of 2x2 ID picture
- Proof of billing in your current address or barangay certificate
- Two (2) valid IDs
- TIN ID
There are also several other things you should include in your application based on your working status, such as:
For Overseas Filipino Workers (OFWs)
- Original Certificate of Employment and Compensation (Consularized or Notarized)
- Photocopy of Contract
- Photocopy of Passport with Entries
- Photocopy of Seaman's Book (for sea-based)
- Payslip for the last three months
- Proof of Remittances for the previous six months
- Consularized or notarized Special Power of Attorney or SPA from the housing developer's admin
For Self-Employed
- Photocopy of Business Registration from DTI or SEC
- Mayor's Permit
- Original Audited Financial Statement for the last two years
- Income Tax Return (ITR) for the previous two years
- Franchise/OR/CR (for Taxi, Jeepneys, or Bus Operators)
- PTR (for Practicing Professionals)
- Picture of Business Establishment
For Locally Employed
- Original and Notarized Certificate of Employment with Compensation
- Photocopy of Income Tax Return and W-2 (latest)
- Payslip for the last three months
Make sure to also bring the following just in case the processing officer asks for these documents: Vicinity Map of the Property, Additional Requirement by Loan Purpose, and the Certified True Copy of Title.
Step 2. Submit the Housing Loan Application
You can submit your Housing Loan Application at JELP Business Solutions Building, Shaw Blvd., Mandaluyong City, or any Pag-IBIG branch nearest you.
Step 3. Notice of Approval
After 17 days, you can claim your Notice of Approval or NOA and the Letter of Guarantee or LOG at JELP Business Solutions Building, Shaw Blvd., Mandaluyong City, or any Pag-IBIG Branch where you filed your housing loan application.
Step 4. Accomplish NOA Requirements
To accomplish the NOA requirements, borrowers are given 90 calendar days to complete the following:
- Transfer of Title
- Annotation of Mortgage
- Release of Loan Proceeds
Step 5. Receive Loan Proceeds
You will need to return the annotated documents to the Serving Department and receive the Loan Proceeds after ten working days.
Step 6. Monthly Housing Payments
Start paying the monthly housing loan amortization at precisely one (1) month from the DV/ Check Date.

Creating an account for Virtual Pag-IBIG
To access Pag-IBIG Fund's services, you need a smartphone or a computer with an internet connection to use the Virtual Pag-IBIG service facility. You can directly access it by visiting this site: www.pagibigfundservices.com/virtualpagibig/
You can create a Virtual Pagibig through these three options:
- Via your Pag-IBIG Loyalty Card Plus
- Via Online Activation
- Via Account Creation for Overseas Filipino Workers (OFWs)
Via Online Activation
If you don't have a Pag-IBIG Loyalty Card Plus yet, here are the steps on how to create a Virtual Pag-IBIG by choosing online activation:
- Enter the following information after selecting "Create and Activate Online" to create your account:
• Pag-IBIG Fund Membership ID (MID) Number
• Complete name
• Date of birth
• Mobile phone number
- Enter the One-Time Pin (OTP) that was sent to the mobile phone number you inputted earlier.
- Input the following information:
• e-mail address
• place of birth
• mother's maiden name
• three security questions and the following answers to help retrieve passwords in case you forget them in the future
- Upload a copy of two (2) government-issued IDs or your passport.
- Upload a selfie picture with you holding at least one of the IDs you submitted earlier.
- You will then receive an SMS confirming the successful creation of your Virtual Pag-IBIG account.
- After that, you'll get an SMS in the following few days to let you know if your Virtual Pag-IBIG account has already been activated, including instruction on how to access it.
- Please reset your temporary password as soon as possible to ensure the safety of your Virtual Pag-IBIG.

Once you have already made your reservations, an account officer will contact you about the requirements and the different payment options.
