Requirements When Availing a Lumina House and Lot

Getting your home investment can be confusing and complicated, especially for first-time homebuyers. It’s like puzzle-solving on which to do first and the things and documents you need to prepare.

 

Lumina Homes made a 6-steps Buyer’s Guide on how to acquire your own affordable house and lot.

 

With Lumina, you can easily make inquiries online without the hassle of going to their official website. All you need to do is visit lumina.com.ph and conveniently browse your preferred Lumina Homes Property and home model. There is also a Lumina Homes Expert that is always there to answer your queries.

 

The next one would be site viewing which you can also do online with their 360 degrees and 3D Virtual Trippings. Next, you have to make your reservation application which can be downloadable to their website. You just have to fill-put the Buyer’s Information Sheet, Quotation Sheet, and Reservation Agreement.

 

Afterward, you would be invited to attend a Marketing and Admin Briefing to set your expectations and give you some guidelines on the things you need to prepare. Then you will be given 30 days to submit and settle all the requirements before the turnover of your Lumina Home.

 

Here are the requirements that you will need to prepare in availing any cheapest house and lot for sale in the Philippines with Lumina Homes according to the type of work that you have:

 

Reservation Requirements

1. Reservation fee- this depends on your chosen house and lot type model.

2. Two (2) valid IDs of the principal buyer. You can prepare either of the following ID combinations:

  • 1 Primary ID + 1 Secondary ID (such as PhilHealth ID, Pag ibig Loyalty Card, and TIN Card)
  • 2 Primary IDs (SSS, UMID, Passport, Company ID, Seaman’s Book, Postal ID, Voter’s ID, PRC License, and Driver’s License)

*Note: Submitting 2 Secondary IDs will not be honored.

 3. Proof of Income

 

For Locally Employed

These are workers who are based here in the Philippines.

  • One (1) month payslip or Certificate of Employment with Compensation.

 

For Self Employed

These are the business owners.

  • Scanned copy or Photocopy of Business Permit

 

For Overseas Filipino Worker (OFW)

These are for workers who are working abroad.

  • Scanned copy or Photocopy of Job Contract (make sure that the Name of Employer / Company Name, Salary Rate, and the Contract’s Validity Period are all stated on your Job Contract)

 

Additional Requirements:

Since OFWs are not available in the country, he or she will need to secure a representative. Requirements for OFWs representatives are two (2) valid IDs and an authorization letter stating that the OFW authorized him or her to fill out the reservation with signature over the printed name of the OFW.

 

Take Note:  Reservation documents are important to declare the sales for your chosen house and lot from Lumina Homes. Without the declaration, it means that the homebuyer will not have the right to request for an Advanced Commission of AdvComm.

 

Commission Release

Commissions are based not only on the buyer’s payments but also on the submitted documents by the homebuyer. All the documents that the Lumina Homes Collection Team collected will also be used for the homebuyer’s endorsement to pag ibig financing or bank financing.

 

Needed documents after reservation

These are the set of documents that you need to submit 30 to 60 days from the reservation date. 

 

Standard Requirements

These are the requirements that you need to prepare regardless of the type of job.

  • Photocopy of Marriage Certificate or Birth Certificate
  • Two (2) pcs 2x2 pictures (for Applicant and Spouse)
  • Proof of billing address should state your name and current address (electricity bill, water bill, or internet bill) or Barangay Clearance.

*if the applicant doesn’t have any bill with their name on it, they can have it borrowed as long as there is an authorization letter stating that they are authorized by the bill’s owner and one (1) valid ID of the bill’s owner.

  • Two (2) valid IDs with three signature specimens (for both applicant and spouse)
  • Tax Identification Number or ID
  • Three (3) pcs 1x1 picture of the applicant.
  • Employee’s Statement Accumulated Value (ESAV)- the applicant can get this from any pag ibig fund office. This states how much contribution the applicant already has for his or her pag ibig account. This is only applicable for applicants who would like to endorse their chosen house and lot to pag ibig financing.For PIF: CENOMAR (for single status)

 

For Locally Employed

  • Photocopy of Income Tax return (ITR)
  • Original notarized Certificated of Employment and Compensation
  • Authenticated or Certified Payslip at least three months

 

For Self Employed

  • Photocopy of DTI or SEC
  • Mayor’s or Business Permit
  • Updated Income Tax Return (ITR)
  • Bank Tax Receipt
  • PTR (for Practicing Professionals)
  • Bank Statements
  • Business sketch map

 

For Overseas Filipino Workers

  • Photocopy of Certificate of Employment and Compensation
  • Photocopy of Job Contract
  • Photocopy of Passport (with entries)
  • Photocopy of Seaman’s Book (if applicable)
  • Payslips for three months (if applicable)
  • Special Power of Attorney (Consularized or Notarized)

*Don’t use any SPA Forms other than Lumina’s Official SPA format. You can directly request it in any Lumina offices, either softcopy or hardcopy.

 

* You need to prepare seven copies if Notarized if it is executed here in the Philippines. If Consularized, meaning executed abroad, you will just need to present one copy with a red ribbon and seal.

  • ITR if Resident Abroad
