How to be a PRC Accredited Real Estate Salesperson

It has been more than a century since the beginning of the real estate industry. Difference between a licensed real estate broker to an accredited real estate salesperson

There is a big difference between a real estate broker and a real estate salesperson. To be a licensed real estate broker, you must first get a Bachelor of Science in Real Estate Management degree or BSREM and then pass the board exam.

Meanwhile, a real estate salesperson must be registered with a real estate broker and have PRC permission, and their accreditation is only valid for one year before it must be renewed. There is no need for real estate salesperson to work on their own or claim to be self-employed. In RA 9646, there isn't a single freelance agent. Real estate service practitioners may only sell items that your REB has the authority to sell on your behalf, as brokers should be held accountable for their clients.

Under the Real Estate Service Act or RESA, real estate salesperson are exempted from taking a test. However, the applicant real estate salesperson must at the very least have the following qualifications:

Must be a Filipino citizen;
Must have 72 units or a college education completed at least two (2) years;
Must have undergone training of at least twelve (12) credit units in real estate brokerage; and
Must be of good moral character and not have been convicted with any crime involving moral turpitude.

In order to be a Professional Regulation Commission PRC Accredited Real Estate Salesperson, you must prepare the following requirements:

Original and Photocopy of PSA Certificate of Live Birth or Birth Certificate
Original and Photocopy of PSA Marriage Certificate (for married female)
Notarized Original Certificate of Educational Attainment on the Completion indicating at least two (2) years of college
Original NBI Clearance
Notarized Original Certification of twelve (12) credit units on Real Estate Brokerage seminar
Photocopy of the supervising Broker's PRC License with three signatures (validity must not be less than six months upon application of salespersons' application or renewal)
Photocopy of Community Tax or Cedula
Passport size photo (white background, with name tag below showing your complete name)
Documentary stamp
Duly accomplished form of Application for Accreditation as Real Estate Salesperson that can be downloaded from https://www.prc.gov.ph/

Steps on Filing for PRC Accredited Real Estate Salesperson

After you have completed all the necessary documents and requirements for the application process, here are the steps that you need to follow during your visit to the PRC office in order to be an accredited real estate salesperson:

Step 1. The Application Division, located at the 4th Floor Annex Building at the PRC Central Office and regional offices processing counters, will need the applicants to fill out and submit a pre-evaluation application form together with the requisite documentation.

Step 2. For notarization, applicants must go to the Legal Division on the second floor of the Main Building.

Step 3. You will then need to go to the Cashier's Window at the Regional Offices located at the Ground Floor, Main Building of the Central Office, and pay Php 600 for the application process.

Step 4. Afterward, proceed to the Customer Service Center located at the Ground Floor also of the Annex Building or to any designated counter in the Regional Offices in order for you to get the documentary stamp.

Step 5. Provide the duly accomplished application form and other requirements to the Application Division that can be found on the 4th Floor Annex Building or to any of the authorized counters at a regional office.

Step 6. You must then visit the PRC website: prc.gov.ph news & event to check the progress of the application.

Limitations and restrictions of a Real Estate Salesperson practice

It is common for real estate salespeople to work under direct supervision and responsibility from a broker. The RESA Law IRR pertaining to real estate salespersons, as a sub-agent under the agency of a licensed real estate broker, contains additional important aspects such as the limitation and restrictions of the practice:

The written agreement involving a real estate transaction may only be signed by a real estate broker who has direct supervision and responsibility for a real estate salesperson. A written agreement regarding the purchase or sale of real estate cannot be signed by a real estate salesperson alone.
No real estate salesperson may negotiate, mediate, or conduct any real estate transaction on behalf of real estate brokers without first obtaining an approved accreditation as a real estate salesperson for the real estate broker, as stipulated by the Professional Regulatory Board of Real Estate Service or PRB-RES.
If a real estate broker hires or uses the services of accredited real estate salespersons without first obtaining the requisite accreditation from PRB-RES, such broker will be in violation of the new real estate legislation.
For any service or job performed by such salesperson in any real estate transaction, no salesperson shall be entitled to accept or demand compensation of any type from any other person, except the supervising licensed real estate broker who has direct control over him.
